This includes those notarial acts by which a subject declares that he gives up part or all of the real estate; • court decision recognizing the quality of the heir and acquiring the real estate; • act by which a company or other legal entity is created that owns real estate or enjoys other real rights over it; • decision of the court or of the competent state body, which respectively contains the acquisition or recognition of ownership of real estate, the division of real estate, or which declare invalid the legal actions for the transfer of ownership registered before regularly, as well as acts of judicial enforcement for seizing real estate or selling it at auction.
Persons who own the documents as above, but who do not have the surface defined in them, must submit to the registrar a request for property registration, which must be accompanied by: • ownership document • a survey plan of the property, prepared by an entity licensed for topographic works; • the notarial statement of the border owners, certifying the content of the request for the boundaries of the property that is claimed to be registered. The Local Real Estate Registration Office returns an answer within 30 days from the date of submission of the request. The relevant expenses must be prepaid. Against the registrar's decision or in the absence of an answer, after this deadline, the interested person can appeal to the court. Steps for the request at e-Albania: Registration of the property, its division or apportionment at the Real Estate Registration Offices can be carried out within 15 days at a cost of 700 ALL and without waiting in line at the doors of the mortgage offices. On the e-Albania website, any person who wants to carry out actions with the property can apply online, fill in the documents and wait for the document at home, which comes by mail.
